The MLS is going through a period of genuine uncertainty, and not enough people in organized real estate are taking it seriously enough, according to Mark Gordon, a broker with Christiania Realty in Vail, Colorado, and chair of the Insight Advisory Committee for the Colorado Association of Realtors. Gordon, who is also a candidate for CAR President, says the industry is facing two major pressures that are reshaping the role of the MLS.

The NAR settlement changed how buyer broker compensation is communicated and negotiated, forcing MLSs to reconsider their value proposition. At the same time, consolidation at the brokerage level is testing the MLS's traditional role as a neutral clearinghouse for listing data. Gordon highlights the days-on-market debate as an example of how these tensions play out, noting that what seems like a technical question is actually about transparency and control.
