Teddy Abdelmalek, SVP of Business Development at HH Red Stone, says residents ultimately decide a property's success through leasing, renewals, reviews, and word of mouth. "Ownership may own the asset and management may operate it, but residents control the experience narrative," he said. This philosophy shapes how the company hires, trains, and scales its portfolio.

When urgency breaks down, work orders sit longer, follow-up weakens, and staff stop noticing details like model unit upkeep or common area issues. Communication becomes generic, and residents feel like unit numbers. Once reputation slips, leasing becomes harder, concessions increase, renewal rates weaken, and net operating income suffers. "The resident experience is not a soft metric. It is a financial one," Abdelmalek said.

Maintaining this standard across a growing national portfolio requires leadership to stay close to the field, conducting property walks, secret shops, attending resident events, and reviewing online responses. "You cannot manage resident experience only from a spreadsheet," Abdelmalek said.
