Travaleo, LLC, a wholly owned subsidiary of Genesis Holdings, Inc. (OTC: GNIS), announced the launch of TRVEN, a Venezuela-focused luxury real estate investment fund. The fund aims to raise between $25 million and $50 million to acquire, reposition, and develop premium hospitality and residential assets in key Venezuelan markets, including Caracas, Margarita Island, Los Roques, and energy-driven corridors. TRVEN targets internal rates of return above 27% and annualized cash distributions of approximately 9%, paid monthly once assets are stabilized.
The strategy capitalizes on a rare valuation dislocation in Venezuela, where prime real estate assets trade materially below replacement cost after over a decade of underinvestment. With the country holding the largest proven oil reserves in the world, primarily in the Orinoco Petroleum Belt, increased energy sector activity is expected to drive demand for high-quality accommodations. TRVEN's anchor project, Hotel Santo Cristo, is a fully permitted four-star hospitality development in the Orinoco Oil Belt corridor, positioned to serve international energy companies operating in the region. The project requires approximately $9-10 million in capital and is projected to generate internal rates of return exceeding 35%.
In addition to this flagship development, TRVEN will allocate capital to urban luxury residential repositioning in Caracas, boutique hospitality in emerging tourism destinations, and opportunistic acquisitions of distressed assets. The fund balances income generation and long-term appreciation, combining stabilized yield assets with higher-upside developments.
